BUYERS MAY NO LONGER RELY ON FREE SERVICES FROM REAL ESTATE BROKERS!

Due to nationwide lawsuits against real estate companies and multiple listing services, the traditional way buyers use real estate brokers is changing. Until now, a potential home buyer could easily find a real estate broker to assist locating, showing and helping you make offers on homes. In the past the brokers assisting you would receive their compensation (commissions) from the seller’s broker (as indicated on the multiple listing service). In other words, buyers were getting “free” services from brokers with the sellers paying for the brokers.

The lawsuits presently sweeping across the country will prevent seller’s brokers from advertising or offering a part of their commissions to buyer’s brokers. Additionally, buyers will now have to enter into written agreements for their own brokers at their own expense. Although buyers may attempt to negotiate to recover their brokers’ costs, there is NO obligation for a seller to pay for the buyer’s agent. This will now become a potential additional cost that buyers did not have to incur in the past. HBLS continues to monitor the lawsuits and how they will affect buyers. We Never Engage In “Dual Representation”

Dual representation is when a broker represents both the seller and buyer of a piece of property. Although many brokers try to justify this practice, we believe that there is an inherent conflict of interest when this happens. It is almost impossible for any broker to loyally represent the competing interests of sellers (who are trying to get the highest price possible) and buyers (who are trying to pay the least amount possible) for the purchase and sale of their home. The simplest and most obvious reason that brokers engage in “dual representation” is to get more commissions.
